He said that he didn't work with the other guy because the other guy seemed as though all he wanted to do was buy his house. That he just tried to talk him into selling. When this particular homeowner started speaking with me, I addressed the issue of staying in the property. I simply walked the homeowner through all his options for staying, and let the homeowner decide if that was what he was going to do or not. Of course I knew that the homeowner didn't have the option of staying (he just didn't have the money), but that wasn't for me to decide. The homeowner decided for himself that he needed to sell. And he worked with me.

So what was the difference between me and the other guy who came knocking? Well, like I told you in the previous post, you MUST treat everybody fairly. DO NOT try to take advantage of the homeower. If they can "smell" that on you, they probably aren't going to want to work with you. If you do what's right, and help the person facing foreclosure with respect, you will have yourself a pre foreclosure short sale on your hands. A deal. If you treat the person facing foreclosure with disrespect, you won't. Sure, you'll get the deal every now and then, but in the long run, you'll hurt your business. It is just too easy to get pre foreclosure deals the honest way. Short sales are easy. Getting deals is easy. You don't need to cheat to make it happen. I got the deal above because I helped the person by walking them through all their options. They decided to sell, and they decided to sell to me because of how I handled the door knocking. Door knocking will get you deals, every time. You need to know what you're doing. If you know what you're doing, door knocking will bring you more deals than you can imagine.

Make sure you do the right thing... every time.

Good luck!!!

Marty Schulting
www.doorknockingexpert.com
www.geteverydeal.com

Comment on Door Knocking

Bob,

Sorry for the late response. Before I started door knocking, I searched for courses on door knocking and couldn't find anything I liked. Door Knocking is by far the best way to generate leads, and I was disappointed that there wasn't anything out there to teach me how to do it. That being said, I decided to design a home study course myself (that's where I've been recently!) on door knocking and I completed it a while back. I'm now starting to add more to this blog and will continue to do so on a more regular basis.

Regarding books and tapes, you can buy my course on door knocking by calling The Wealth College at 816-313-6100. The Wealth College has a lot to offer in Real Estate. They are the best I have ever found on the subject, specifically in Pre Foreclsoures. Mark Sumpter is THE Guru in this area, hands down. (Mark is the man behind The Wealth College). Mark's next bootcamp is the Nov 29 - Dec 2. His bootcamp is the best on Pre Foreclosures and Short Sales and his mentoring program is priceless! Call his office for more info or to sign up.

I'm consistently closing about 3-4 deals per month here in the Raleigh Durham area... and we're not even one of the hot markets! I average $10k - $15k per deal. My office goal for 2008 is to close 50 deals... absolutely possible... and again, we're not even in a hot market!

Best of luck Bob!!!

Take care,

Marty Schulting
www.doorknockingexpert.com

Comment on Door Knocking

Marty, you've got a great start to your blog and hope sincerely that you continue speaking to this journal and your readers daily. You've obviously got a lot of knowledge in real estate investing and in approaching homeowners in foreclosure. Plese share more here of your exploits and experiences. I'd love to hear from you.

What else are you doing? How many deals a month (year) are you doing now in North Carolina? I'm here in Modesto, California where the market has gone from raging red hot in 2001-2005, to ice-cold from 2005-present. My area is now known for the record number of foreclosures and is tops in the nation. Sounds like a real oppty doesn't it? It is if you know what to do and how to proceed.

Do you have any tapes or books out also Marty? Seminars? Love to hear from you when you get a minute. Email me and we can connect then.

Thanks Marty for all that you're doing to help those who have been in foreclosure and for those of us wanting to help these people too.

All my best...
Bob Armstrong
